About Propbase
Tools and cost data for people who own a few rental properties and do the sums themselves.
Who it is for
Most landlords in the UK own one, two or a handful of properties. They are not running a fund with an analyst and a finance system. They are running the numbers in a spreadsheet at the kitchen table, usually the night before an offer, a remortgage or a decision about whether to do the bathroom now or next year.
Propbase is built for that person. The questions are practical: what does this property actually return once everything comes off, what happens to the cash flow when the fix ends, and what will the works really cost.
Why it exists
Search for a buy to let calculator and most of what comes back works out a gross yield and stops. Search for what a refurbishment costs and you get ranges so wide they are no help, with no date and no source. The detailed models exist, but they sit in spreadsheets on people's own computers.
Propbase is built by Digevo Limited, drawing on years of work with property finance systems and portfolio reporting. The aim is to put the kind of modelling a property finance team would do into tools anyone can use, free, in a browser.
How the calculators work
Every calculator works from figures you enter. We do not fill in an average rent, assume a growth rate or guess your costs on your behalf. Where a calculator projects forward, it says so and tells you the answer is only as good as the rates you put in.
Statutory figures such as stamp duty bands come from HMRC and gov.uk, and every page that uses them lists the figures applied and when they were last checked. Each result comes with the method and a worked example, so you can check the arithmetic.
How the cost figures work
Material and repair prices are recorded with the supplier, the specification, the unit and the date they were observed. A cost page shows that detail rather than a single unexplained number, so you can judge how far it applies to your job. It is a guide for budgeting, not a quote.
What this is not
Propbase is not financial, investment, tax or mortgage advice, and we are not authorised or regulated by the Financial Conduct Authority. Nothing here recommends a property, a lender, a product or a contractor. Treat a result as a starting point for your own decision and for a conversation with a professional.
Privacy
The calculators run in your browser, and nothing you type is sent to us or stored. We count page loads on our own server without cookies or IP addresses. The privacy policy sets out exactly what is recorded.
