References to "we", "us" and "our" mean Digevo Limited. References to "you" mean anyone using the site.

What Propbase is, and what it is not

Propbase provides calculators, cost information and guides for people who own or are considering buying rental property. Calculator results are estimates produced from figures you enter and from published rates and thresholds.

Nothing on this site is financial, investment, tax, legal or mortgage advice, or a personal recommendation. We are not authorised or regulated by the Financial Conduct Authority and we do not carry out any regulated activity.

No result takes account of your full circumstances. Lenders, HMRC, letting agents, contractors and suppliers apply their own rules and prices and will reach different figures. Before buying, refinancing or committing to works you should take advice from a suitably qualified professional.

Costs and prices

Where we publish the cost of materials, repairs or works, each figure is a price we observed at a stated time and source, or an estimate built from such prices. Prices vary by supplier, region, specification and date, and a figure here is not a quote.

Always get written quotes before committing to any works.

Accuracy of rates and calculations

We take reasonable care to keep rates, bands and thresholds current, and we show the figures used and the date they were last checked on the pages that use them.

Rates change, sometimes at short notice. We do not warrant that any figure on the site is accurate, complete or current at the moment you use it. Calculators simplify, and where a factor that could materially change the result is left out, the page says so.

Using the site

You may use Propbase for your own personal or business purposes, free of charge.

You may not scrape, copy or republish the site's content, cost data or calculators at scale, interfere with the site's operation or security, or use the site for any unlawful purpose.

Availability

We do not guarantee that the site will be available uninterrupted or error free. We may change, suspend or withdraw any part of it without notice.

Our liability to you

To the extent permitted by law, we exclude liability for any loss or damage arising from your use of, or reliance on, this site or any result or figure it shows. That includes financial loss, loss of profits, and any decision to buy, sell, borrow or carry out works.

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded or limited.

If you use the site as a consumer, these terms do not affect your statutory rights.

Links to other sites

Where we link to gov.uk, HMRC, suppliers or any other external site, we do so for reference. We are not responsible for their content and a link is not an endorsement.

Where any page carries advertising or an affiliate link, it will be labelled as such. Advertising never changes the result a calculator produces.

Intellectual property

The design, wording, structure, code and compiled cost data of Propbase are the copyright of Digevo Limited. Statutory rates and thresholds are public information and are not claimed as ours.

You may link to any page on the site. You may not reproduce substantial parts of it without our permission.

Changes to these terms

We may update these terms from time to time. The version published here is the one that applies, and the date it was last changed is shown at the top of this page.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
