propbase

Refurbishment budget calculator

Build the budget for a refurbishment line by line. Enter how many of each item and what it costs. Where Propbase has recorded material prices, the lowest one is filled in for you to keep or change.

How to use it

Open a section, set a quantity against each line you need and check the price per unit. Lines with a quantity of zero are left out of the total. Add your own lines at the foot of any section.

Prices marked as observed are supply-only retail prices including VAT, the lowest seen across the suppliers on the property costs page. They do not include fitting, so add trade days in the labour section, or enter a supplied and fitted price on the line instead.

Your figures are kept in this browser so you can come back to them. Nothing is sent to Propbase.

Contingency and project management

Older properties rarely open up exactly as expected. A contingency of 10% to 20% on top of the works is a common allowance, and more for anything structural or a property that has been empty for a long time.

If someone else will run the job, add their fee as a fixed amount. It is not included in the contingency.

This is a budget, not a quote. Real costs depend on the property, the specification, the region and the trades you use. Get written quotes before committing to any works.
